Owner's decision making guidelines for modular construction contracts

This research presents the development of a set of guidelines to support decision-making in modular construction contracts through the lenses of the owner. After a review of the conceptual framework around the theme, 20 Request for Proposals (RFP) of modular construction projects were analyzed as part of the research strategy. There documents are the equivalent of a bidding notice and served as a benchmark to identify the most common documents required, for the criteria selection involving the modular contractor and the type of project procured. Afterwards, in a multi-case approach, where the constructive method is the addressed metric in an explorative study, technical visits to modular contractors using a standardized data collection protocol in USA, Canada, Spain, and Brazil. Through the direct observation in the manufacturing and operation of 13 modular construction companies it was possible to identify the value flow of these companies. These visits helped understand how the value flow occurs in projects with industrialized constructive methods besides obtaining information to support the following research step which is the application of Delphi technique with 11 Brazilian specialists to reach a consensus about the characteristics of modular construction in the design, manufacturing, transport and assembly of modular construction projects. This information, obtained from the literature review, RFP’s, technical visits, and Delphi technique, is a rich set of evidence that allowed the development of guidelines to support the decision making by the owners.
